We diagnose before quoting so the estimate reflects the actual condition, not a guess based on symptoms. Camera inspection is used for drain issues when the blockage location affects the repair approach.
HVAC service
Seasonal tune-ups, emergency repairs, and system replacements with load calculations documented on major installs. We carry common repair parts on the service vehicle so most diagnostic repairs are completed in one visit rather than scheduled for a return trip. Equipment recommendations include multiple efficiency tiers with payback estimates based on your local utility rates.
Electrical
Panel upgrades, outlet and lighting work, and safety inspections performed by licensed electricians who pull permits when required. We do not perform electrical work that should be permitted without pulling the permit — the permit protects you at resale and insurance claim time. Work is inspected by the local authority having jurisdiction before walls close.
Maintenance plans
Annual HVAC and plumbing inspections with priority scheduling, discounted diagnostic rates, and reminder calls before intervals lapse — so deferred maintenance does not compound into a system replacement. Plan members receive a written condition report after each visit with prioritised recommendations and estimated costs for any items identified.

Premium rates for after-hours calls are disclosed when you book, not added to the invoice. We triage over the phone to confirm an emergency slot is the right response before dispatching.
Yes. License numbers for each trade are posted on our website and appear on every invoice. We carry general liability and workers' compensation — certificates are provided on request for landlords, HOAs, or property managers who require them.
One-year labour warranty on most repairs and manufacturer warranty on installed equipment — terms on every invoice in plain language. Warranty repairs are prioritised and scheduled without charge for the return visit. We track warranty work to identify product or installation patterns that need addressing.
Common repairs use flat-rate pricing so you know the cost before approving the work. Complex or diagnostic-dependent work is quoted after inspection with a written approval before proceeding. We do not add a supply fee or shop charge on top of listed prices — the total is what is on the estimate.
